Managing residential tenancy housing is complicated. California and Federal laws require great precision in use of appropriate forms and documents. Failure to utilize the correct form can result in significant exposure to liability, result in eviction delays, and generally interfere with your goals. Since 1979 we have attempted to provide our clients with the most complete and comprehensive forms and information that comply with applicable laws. Of course, forms that are similar can be found elsewhere on the internet, in books or from a variety of landlord or real estate associations, yet the other forms may not fully comply with the specific rules and regulations that are in effect at the time of the use of the document, or may not meet the unique circumstances of your own case.
Further, there is apprehension that without first consulting with this office immediately prior to the use of any particular form provided, that you may inappropriately use one or more of the forms that may be provided to you. A further concern is that laws change sometimes from year to year – even in the middle of a calendar year - and appellate decisions provide us with new or different interpretations of statutory or case law. Another concern is that use of one form may preclude you from using another form in the future. Improper use of a form may permanently defeat present and future landlord rights. Thus, most of the forms listed here are typically available only to clients after consultation with one or more of our staff or attorneys.
